Preliminary matters, including tenant references and guarantees are discussed.
The law relating to when the landlord’s consent for
dealings is required is described. The basic requirements of key taxes are set
out, including stamp duty land tax and corporation tax on capital gains. 



The provisions for security of tenure under Part II Landlord and Tenant Act
1954 are explained, including the provisions for opting out. The conveyancing
steps for a commercial conveyancing transaction are then set out, including
taking instructions, investigating title, drafting the contract, searches and
enquiries, planning considerations, financing, exchange and completion. 



Finally, recent and proposed reforms are outlined. 



The book is supported by a number of activities and links to practice which
reflect the author’s wide-ranging experience in commercial conveyancing.

Richard Quenby is a barrister and professional support lawyer. He has over 35 years’ experience in all aspects of commercial property work (both contentious and non-contentious). Richard spent 15 years working as a professional support/supervisory lawyer for national and international firms whose clients include a wide range of well-known developers, funders, institutional investors, property companies and retailers. He is the current author of Ross on Commercial Leases and the co-author of Flat Schemes in Residential & Mixed-Use Developments. Richard has also written articles which have appeared in Estates Gazette, Property Week, Legal Week and The Lawyer.
